Q. Are your estimates free?

A.  Yes, we provide a free proposal and do not charge for the initial consultation. Depending on the size of the project, we require a set of plans, so that we can get bids from our subcontractors. We are relying on our client, their designers, and architects to clarify the many options you have in your choice of doors, windows, appliances, hardware, stoneware, and building materials. So prepare a wish list and let’s look at your options.

Q.  Do you come to our residence?

A.  Yes, we do an onsite evaluation and walk through. We take measurements and review existing conditions that must be considered in the bid process.

Q.  What do I need for the initial consultation?

A.  You should try to locate a copy of your building plot. If you have a set of plans prepared with engineering, we can review them to establish the overall scope of the project. Designers and Architects should attend the meeting to establish goals, provide clarity and efficiency. This will benefit you in the long run. You’re going to be working closely with your consultants over an extended period of time and establishing a working relationship amongst your hired team is essential. Take some digital pictures of the areas you would like to remodel for your “before and after” scrap book.

Q.  What is the most common cause of delays?

A.  Weather, inspections, product delivery and indecision.  If you’re on a tight time schedule, you need to contribute to the schedule by making timely decisions. Sometimes it’s just worth stepping back and reconsidering some of your options and choices.

Q.  What will my project cost?

A.  Every project is different and Dream Renovations will help you navigate through the many choices and options you have. Whether you want luxury or economical, we will work within the budget established and according to any “change of work orders” requested.

Q.  How do I determine the budget for my project?

A.  If you’re financing the project, you need to determine what kind of payment you are comfortable making. You should consider the value it will add to your home, by looking at home values in your area with similar features. This will give you an idea of what kind of return you will get on your investment. Consider whether you plan to sell or remain. Customizing your home to fit your needs is wise if you plan to remain. However, if you plan to sell you may want to build according to popular demand.

Q.  How long does construction take?

A.  The start time is dependant upon the materials chosen, the season, and the owners’ needs. Generally speaking, construction begins after the contract is signed and the deposit is made. Permits must be obtained and orders for custom materials must be placed. Additions typically take 12-16 weeks, depending on the size and complexity. Other factors to be considered are, access, parking, and grading.

Q.  Who will oversee the project?

 A. Dream Renovations prides it’s self on our personal service and oversight. Ron Cerda, the president of our company, will not pass the ball to a project manager, because no one has your interest more at heart than he does. He hires reliable subcontractors who are excellent craftsman, many of whom he has worked with over 30 years in the building trade.
